Terms of Use

Effective date: 24 July 2026

1. About these Terms

These Terms of Use govern access to and use of mhouse.cy, including its pages, booking interfaces, forms, accounts, integrations, content and online functions.

By accessing or using mhouse.cy, the user agrees to these Terms.

A person who does not accept these Terms should not use the website.

These Terms govern use of the website itself. A room booking, pool booking, membership, meeting-room booking, office arrangement, event booking, food and beverage reservation, gift voucher or other purchase may also be subject to separate service-specific terms shown or supplied before the transaction is completed.

Where service-specific terms apply, those terms form part of the relevant contract and take priority over these Website Terms regarding that service.

2. Website operator

mhouse.cy is operated by:

Onkel Properties Ltd

Trading as M House

VAT number: 60048736H

Stadiou 18

6020 Larnaka

Cyprus

Email: hello@mhouse.cy

Telephone: +357 97 444085

"M House", "we", "us" and "our" in these Terms refer to Onkel Properties Ltd trading as M House.

3. The M House name and brand

M House is the trading name and brand used by Onkel Properties Ltd for the property and services presented on mhouse.cy.

The name, logo, visual identity and associated branding are not represented on this website as holding a registered trademark unless expressly stated.

Onkel Properties Ltd nevertheless reserves all rights it holds in the M House name, logo, brand identity, reputation and get-up through ownership, copyright, use, goodwill and applicable law.

The absence of a registered-trademark symbol does not grant permission to copy or use the brand.

4. Adults only

The website and M House services are intended for persons aged 18 or over.

By:

  • creating an account;
  • submitting a booking;
  • making a payment;
  • purchasing a pass or membership;
  • submitting a commercial enquiry; or
  • entering into another transaction through the website,

the user confirms that they are at least 18 years old and legally capable of entering into the relevant agreement.

M House does not accept website bookings made by persons under 18.

All persons included in a booking must satisfy the minimum-age conditions stated for the relevant M House service.

5. Services presented through the website

mhouse.cy may allow users to view, enquire about, reserve, purchase or manage:

  • accommodation;
  • pool access;
  • day, weekly, seasonal or other passes;
  • work-lounge access and memberships;
  • dedicated workspaces or private offices;
  • meeting rooms;
  • private events;
  • food and beverage services;
  • café or table reservations;
  • gift vouchers;
  • memberships;
  • parking;
  • property viewings;
  • employment opportunities;
  • accounts and member services; and
  • other facilities or services offered by M House.

The availability of a page or website function does not guarantee the availability of the underlying service.

Some services may be available only:

  • on specific dates;
  • during specified opening hours;
  • subject to capacity;
  • to members;
  • to staying guests;
  • following manual confirmation;
  • after payment or deposit;
  • under a separate written agreement; or
  • subject to property rules.

6. Information shown before a transaction

Before a binding online transaction is completed, the user should be shown or provided with the material terms applicable to that transaction, which may include:

  • the service selected;
  • dates or period of performance;
  • number of persons;
  • price;
  • VAT or other charges;
  • payment schedule;
  • deposit;
  • cancellation conditions;
  • amendment conditions;
  • minimum-age requirements;
  • capacity or access restrictions; and
  • any service-specific conditions.

The user is responsible for reviewing this information before submitting the booking or payment.

A user should not complete a transaction where the displayed service, date, price or other material information is incorrect or unclear. The user should instead contact hello@mhouse.cy before proceeding.

7. Booking requests and contract formation

A user's submission through the website may constitute either:

  • a request for availability;
  • a booking request;
  • an offer to purchase a service; or
  • an immediately confirmed booking,

depending on the wording presented during the relevant process.

A contract is formed only when one of the following occurs:

1. the website displays a clear confirmation that the booking or purchase is complete;

2. M House sends a booking confirmation accepting the booking;

3. M House accepts the booking through an integrated booking system; or

4. the parties sign or expressly accept a separate written agreement.

An automated acknowledgement that a request or message has been received does not by itself constitute acceptance unless it clearly states that the booking is confirmed.

M House may reject a request before acceptance where:

  • the service is unavailable;
  • the price or availability was displayed in error;
  • payment cannot be authorised;
  • the user does not meet an applicable requirement;
  • information supplied appears false or incomplete;
  • the transaction appears fraudulent or abusive; or
  • accepting the transaction would breach law or an M House policy.

Where payment has been collected for a transaction that M House cannot accept, the amount collected will be returned through the original payment method, subject to normal banking and payment-processing times.

8. Accuracy of information supplied by users

A user must provide information that is current, complete and accurate.

This includes:

  • name;
  • contact details;
  • service dates;
  • number of people;
  • guest information;
  • billing information;
  • vehicle information where parking is used;
  • event requirements; and
  • any information reasonably required to provide the service.

A person submitting information for another adult confirms that they are authorised to do so and that the other person has been informed of the relevant booking terms and Privacy Policy.

The user must promptly notify M House of a material error or change.

M House is not responsible for a failure to deliver confirmation, access details or other information where the user supplied an incorrect email address, telephone number or other contact detail.

9. Prices and VAT

Prices are shown in euros unless another currency is expressly stated.

The checkout, quotation or booking page should indicate whether the displayed price:

  • includes VAT;
  • excludes VAT;
  • includes mandatory charges; or
  • is subject to an additional charge described before purchase.

For consumer transactions, the final price payable should be displayed before the user confirms payment.

For business, office, event or other commercial arrangements, prices may be stated as excluding VAT where this is made clear.

Prices, packages and promotional offers may be changed or withdrawn without notice for future transactions.

A change does not alter a booking already accepted by M House, except where:

  • the user later requests an amendment;
  • the original price was an obvious error that the user knew or reasonably should have recognised;
  • a tax or government charge is imposed in a manner that legally applies to the booking; or
  • the accepted service-specific terms expressly permit the adjustment.

10. Availability and website errors

Room, desk, meeting-room, pool, event and other availability may change quickly.

Although we take reasonable steps to keep information current, temporary discrepancies may arise because of:

  • simultaneous bookings;
  • delayed synchronisation;
  • third-party system errors;
  • maintenance;
  • incorrect inventory;
  • a technical fault; or
  • a manifest pricing or content error.

M House is not required to honour an unconfirmed request.

Where a confirmed transaction is affected by a genuine website or system error, M House will contact the customer and, depending on the circumstances and applicable law, may:

  • honour the transaction;
  • offer a reasonable alternative;
  • correct the transaction with the customer's agreement; or
  • cancel and refund amounts paid for the unavailable service.

Nothing in this section excludes rights that cannot legally be excluded.

11. Payments

Payments may be processed through Stripe or another payment provider identified during checkout.

The user must use a payment method they are authorised to use.

M House does not ordinarily receive the complete payment-card number or card security code.

A payment provider may:

  • authenticate the transaction;
  • perform fraud or risk checks;
  • decline a payment;
  • place a temporary authorisation;
  • process a refund; and
  • process information under its own legal and regulatory responsibilities.

A booking is not guaranteed merely because a bank or payment provider has placed a pending authorisation. Confirmation remains subject to the booking process described in these Terms.

The user remains responsible for:

  • the agreed price;
  • any deposit;
  • charges validly incurred under the relevant service terms;
  • damage or additional charges for which the user is contractually responsible; and
  • any amount that remains payable after a failed, reversed or disputed payment.

Nothing in these Terms authorises M House to charge an amount that has not been agreed or otherwise lawfully incurred.

12. Cancellations, amendments and refunds

The cancellation, amendment, no-show, early-departure and refund conditions applicable to a service are the conditions presented:

  • during the booking process;
  • in the booking confirmation;
  • in the relevant rate or package description;
  • in a quotation or proposal;
  • in membership terms;
  • in event terms; or
  • in another service-specific agreement.

Different rates or services may have different conditions.

A flexible rate may permit cancellation within a stated period. A discounted, promotional or non-refundable rate may carry stricter conditions.

The user should review the applicable conditions before payment.

A request to cancel or amend is not effective merely because it has been sent. It is effective when received and processed in accordance with the relevant booking terms.

Where a refund is due, it will normally be returned through the original payment method. The time required for the funds to appear depends on the payment provider and the user's financial institution.

13. Statutory withdrawal rights and dated services

EU consumer law provides a right of withdrawal for certain distance contracts, subject to important exceptions.

The statutory withdrawal right does not generally apply to:

  • accommodation other than for residential purposes;
  • catering;
  • car rental;
  • transport of goods; or
  • services related to leisure activities,

where the contract provides for a specific date or period of performance.

Accordingly, a booking for a specific stay, event, pool date, meeting-room time, catering service or other dated leisure service is normally governed by the cancellation terms accepted during booking rather than a general 14-day cooling-off period.

A membership, pass, voucher or other service that is not tied to a specific date or period may be subject to different statutory rules. Any applicable withdrawal information will be presented with the relevant offer where required.

Nothing in these Terms removes a consumer right that applies mandatorily to the particular transaction.

14. Separate service conditions

Website acceptance does not replace the rules applicable to the property or the service booked.

Depending on the transaction, separate terms may address:

  • check-in and check-out;
  • access hours;
  • quiet hours;
  • adults-only requirements;
  • pool rules;
  • membership validity;
  • guest limits;
  • permitted use of meeting rooms and offices;
  • event conduct;
  • minimum spending;
  • food and beverage rules;
  • outside suppliers;
  • damage;
  • smoking;
  • pets;
  • parking;
  • security;
  • health and safety;
  • cancellation;
  • deposits;
  • additional time; and
  • termination of access.

Users and persons attending under their booking must comply with the applicable service conditions and reasonable instructions given by authorised M House personnel.

15. Accounts and login details

Where the website permits an account or member login, the user must:

  • provide accurate account information;
  • keep credentials confidential;
  • use reasonable security measures;
  • not allow unauthorised persons to use the account;
  • notify M House promptly of suspected unauthorised access; and
  • not attempt to bypass account restrictions.

Activity undertaken through an account may be treated as authorised by the account holder unless M House has been informed of unauthorised use or the circumstances indicate otherwise.

We may suspend or restrict an account where reasonably necessary to:

  • protect the user;
  • investigate misuse;
  • prevent fraud;
  • secure the website; or
  • enforce these Terms.

16. Acceptable website use

The website may be used only for lawful personal or legitimate business purposes connected with M House.

A user must not:

  • use false identity, payment or booking information;
  • impersonate another person;
  • make speculative, fraudulent or deliberately false bookings;
  • reserve capacity with no genuine intention to use or pay for it;
  • use automated tools to scrape, copy or monitor the website without written permission;
  • probe, scan or test website security;
  • attempt to gain unauthorised access;
  • interfere with the website, server, network or another user;
  • introduce malware, malicious code or harmful material;
  • bypass technical restrictions;
  • overload booking or contact systems;
  • copy databases, availability information or pricing at scale;
  • use website content to create a competing listing or service;
  • submit unlawful, abusive, threatening, discriminatory or defamatory communications; or
  • use the website in a manner that infringes another person's rights.

M House may block access, cancel unaccepted requests or take legal action where reasonably necessary in response to misuse.

Cancellation of an already accepted service remains subject to applicable law and the relevant contractual terms.

17. Website content

Website content is provided to describe M House and assist users in evaluating and booking services.

We take reasonable steps to keep material information accurate, but:

  • photographs may show a room, facility or setup at a particular time;
  • décor, furniture, equipment, menus and operating arrangements may change;
  • landscaping and outdoor areas may vary by season;
  • a photograph may be representative rather than a guarantee of every detail;
  • dimensions and descriptions may be approximate;
  • opening hours may change;
  • maintenance may temporarily affect a facility; and
  • services may be modified or withdrawn.

Material characteristics of a confirmed service are governed by the information supplied for that specific booking.

Website content should not be interpreted as a guarantee that every depicted item, arrangement or background feature will be identical on the date of use.

18. Imported reviews

mhouse.cy may display reviews, ratings or excerpts imported from external booking, map, travel or review platforms.

Where technically and commercially practical, we seek to identify the source of an imported review.

Imported reviews are statements made by the relevant reviewer. They do not necessarily represent the views of Onkel Properties Ltd.

We may select, format, shorten or arrange reviews for presentation, but we will not knowingly alter a review in a way that materially misrepresents the reviewer's meaning.

The availability, order and display of reviews may depend on the external platform or integration.

M House does not permit users to upload public reviews, photographs or other public submissions directly to mhouse.cy unless a separate feature and its applicable terms are introduced.

19. Intellectual property

Unless otherwise stated, the website and its original content are owned by or licensed to Onkel Properties Ltd.

Protected material may include:

  • the M House logo and branding;
  • website design;
  • layout;
  • text;
  • graphics;
  • menus;
  • service descriptions;
  • photographs;
  • video;
  • illustrations;
  • icons;
  • downloadable material;
  • databases;
  • selection and arrangement of content; and
  • software elements.

Some photographs, reviews, maps, fonts, integrations and other materials are owned by third parties and used under licence, permission, platform terms or another lawful basis.

No ownership rights are transferred to a website user.

A user may view the website and make a reasonable number of copies necessary for personal booking or reference.

Without prior written permission from Onkel Properties Ltd, a person must not:

  • reproduce website content commercially;
  • republish photographs;
  • alter or remove branding or notices;
  • use M House content in another property listing;
  • distribute or sell website material;
  • create derivative promotional materials;
  • use the M House name or logo to suggest affiliation;
  • use content for artificial-intelligence training or dataset creation; or
  • exploit a substantial part of the website or database.

Requests for written permission should be sent to hello@mhouse.cy.

Permission from M House does not cover third-party material for which separate permission is required.

20. Links and third-party services

The website may link to or integrate:

  • payment services;
  • booking systems;
  • map services;
  • social-media platforms;
  • messaging services;
  • review platforms;
  • event services;
  • partner services; and
  • other third-party websites.

A link or integration does not mean that M House owns, controls or guarantees the third-party service.

Third-party services may have their own:

  • terms;
  • privacy policies;
  • accessibility arrangements;
  • availability;
  • security controls; and
  • contractual responsibilities.

M House is not responsible for an independent third party's content, acts, omissions or separate processing merely because the third-party service is linked or integrated.

This does not affect responsibility that M House cannot exclude under applicable law.

21. Application programming interfaces and redirects

M House generally aims to provide the booking journey through mhouse.cy. Certain functions may nevertheless be delivered through an application programming interface, embedded service, hosted checkout, external authentication page or redirect.

A change in the technical route does not by itself change the identity of the supplier of the M House service.

Before payment, the user should check:

  • the service provider identified;
  • the amount;
  • the service selected;
  • the dates;
  • the applicable terms; and
  • whether the destination is an authorised provider.

Where a separate third party supplies its own service, that third party's terms may apply to that component.

M House is not responsible for a user entering information on a fraudulent or unauthorised website that is not operated, integrated or approved by M House.

22. Website availability

We do not guarantee that mhouse.cy will always be:

  • uninterrupted;
  • error-free;
  • compatible with every device;
  • available in every location;
  • free from temporary technical faults; or
  • available during maintenance.

We may suspend, restrict, update or discontinue all or part of the website where reasonably necessary for:

  • maintenance;
  • security;
  • legal compliance;
  • provider changes;
  • system upgrades; or
  • operational reasons.

Where the website is unavailable, users may contact M House through the contact details in these Terms.

23. Security

Users must not assume that internet communications are completely secure.

Although reasonable safeguards are used, M House does not guarantee that the website will be free from every virus, malicious program or unauthorised act.

Users are responsible for:

  • maintaining their own device security;
  • using current software;
  • protecting passwords;
  • verifying payment pages;
  • avoiding suspicious links; and
  • notifying us of suspected misuse.

A suspected website or account security issue should be reported promptly to hello@mhouse.cy.

24. Liability for website use

Nothing in these Terms excludes or limits liability for:

  • death or personal injury caused by negligence;
  • fraud or fraudulent misrepresentation;
  • deliberate misconduct;
  • breach of a mandatory consumer right; or
  • any liability that cannot lawfully be excluded or limited.

Subject to those protections, M House is not responsible for loss caused solely by:

  • the user supplying incorrect information;
  • the user failing to review the applicable booking terms;
  • unauthorised use of credentials that the user failed to protect;
  • an independent third-party website;
  • a device, network or internet failure outside our reasonable control;
  • a malicious third-party act that could not reasonably have been prevented;
  • use of the website contrary to these Terms; or
  • reliance on non-material website content after the user became aware that it was outdated or incorrect.

For business users, and to the extent permitted by law, M House is not liable through website use for:

  • loss of profit;
  • loss of business;
  • loss of opportunity;
  • loss of goodwill;
  • loss of anticipated savings; or
  • indirect or consequential loss.

Nothing in this section changes liability expressly accepted under a confirmed booking or separate written service agreement.

25. Events outside reasonable control

M House is not responsible for a website delay or failure caused by an event outside its reasonable control, including:

  • internet or telecommunications failure;
  • power interruption;
  • cyberattack;
  • failure of a payment or booking provider;
  • government action;
  • emergency;
  • fire;
  • flood;
  • severe weather;
  • civil disturbance;
  • industrial action; or
  • another comparable event.

This section concerns website operation. The effect of such an event on a confirmed booking is governed by the relevant service terms and applicable law.

26. Privacy

Personal data submitted through or generated by use of the website is handled in accordance with the M House Privacy Policy.

The Privacy Policy forms part of the information governing use of mhouse.cy but does not reduce any right provided by data-protection law.

27. Changes to the website and these Terms

We may update the website and these Terms to reflect:

  • legal or regulatory changes;
  • new services;
  • provider changes;
  • security requirements;
  • operational changes; or
  • changes in website functionality.

The current Terms will be published on mhouse.cy with their effective date.

Changes apply to website use occurring after the revised Terms take effect.

A change to these Website Terms does not retrospectively alter the material terms of a booking already accepted, unless:

  • the customer agrees;
  • the change is required by law; or
  • the applicable booking terms lawfully provide otherwise.

28. Severability

If a court or competent authority finds part of these Terms invalid or unenforceable, that part will be interpreted or removed only to the extent necessary.

The remaining provisions will continue to apply.

29. No waiver

A failure or delay by M House in enforcing a provision does not waive that provision or prevent it from being enforced later.

30. Transfer

A user may not transfer their rights under these Website Terms to another person without our written agreement.

Onkel Properties Ltd may transfer its rights and obligations in connection with the website to a successor operator, purchaser or group entity, provided that doing so does not reduce mandatory consumer rights.

The transferability of a specific booking is governed by its service-specific terms.

31. Governing law and jurisdiction

These Terms and non-contractual matters arising from website use are governed by the laws of the Republic of Cyprus.

The courts of the Republic of Cyprus have jurisdiction.

Where legally permitted, proceedings connected with the operation of M House may be brought before the competent courts of Larnaka.

A consumer resident in another EU or EEA country retains any mandatory right to rely on applicable consumer protections or bring proceedings in another court where the law grants that right.

32. Language

These Terms are prepared in English.

Translations may be made available for convenience. To the extent permitted by law, the English version prevails where a translation differs from the English text.

This does not limit a consumer's right to receive mandatory information in a language required by applicable law.
